Steam Extraction Cleaning
Why a Carpet Maintenance Program?
The benefits of an on-going carpet maintenance program are:

• Lower Price 

It takes considerably more time to restore a carpet than it takes to maintain one. Carpet maintenance programs also afford the contractor many schedule efficiencies compared to restorative cleaning. It is for this reason that carpet maintenance programs are very cost effective.


• Better Appearance

One of the biggest benefits of a carpet maintenance program is that it allows you to maintain a very high appearance level on a consistent basis because carpets are cleaned more often in the high traffic areas. Shampooing with a brush attachment will lift the carpet pile improving appearance and allowing imbedded dirt to be easily vacuumed up.
 
Daily Carpet Maintenance
Daily vacuuming of especially high traffic areas to remove dirt is the best defense to keep your carpets clean. Walk off mats properly placed at the entrance of your building will also reduce the amount of dirt and debris coming inside.  

Spot Remover

Spills and spots should be attended to as soon as possible. The longer contaminants remain on the carpet fibers, the harder and more difficult the spots or stains are to remove. Spot cleaning is an important part of the overall maintenance program, and, when correctly performed, will provide an even, overall appearance to the carpet.

Stains differ from spots in that a stain results in a chemical reaction between the soiling material and the carpet face yarn. Some substances such as coffee which is acidic may destroy the carpet dye, permanently changing the carpet color. For this reason anything spilled on your carpet should be cleaned up as soon as possible.

Interim Maintenance
Interim maintenance should involve either Host dry cleaning traffic lanes and blending into surrounding clean carpet or spray cleaning the carpet surface. Utilizing a 175 RPM floor machine equipped with an Insta-Lok brand drive assembly and either a shower fed shampoo brush or a cotton cleaning bonnet, a fine mist of Clean-n-Brite, 3M or ZEP Spray Cleaner is applied to the carpet prior to cleaning. Dry time is 20-30 minutes.

The real plus to this system is that this spray cleaning, unlike other systems, reinforces the flurochemical barrier each time the carpet is spray cleaned. This provides easier spot and stain removal, as well as enhancing soil removal in extraction cleaning.

Restorative Maintenance
Some buildings may find it advantageous to use more than one type of carpet cleaning process. Steam extraction cleaning is by far the most effective process, but also the most costly. Restorative steam cleaning should only be used on a periodic basis when other interim cleaning methods fail to produce the desired results.
